To protect your assets and maximise the return on your investment Benchmark Commercial provides the following services to its property management clients:


  • Initial review of leases to ensure current rent and outgoings payments are consistent with lease terms and conditions.
  • Incoming Tenant Inspection and Condition Report (written report with photographs signed by Lessee and Agent), essential to avoid future make-good disputes.
  • Periodic inspections to assess condition of premises and identify necessary repairs.
  • Monthly rent collection from tenants.
  • Preparation of outgoings budgets on the Lessor’s behalf.
  • Collection of recoverable outgoings from tenants (monthly in accordance with outgoings budget).
  • Annual reconciliation of outgoings recovered and paid.
  • Monitoring and prevention of arrears.
  • Monitoring of currency of tenant’s Public Liability Insurance.
  • Arrange and maintain air-conditioning maintenance contract(s).
  • Arrange and maintain fire services maintenance contract(s) and issue of Annual Fire Safety Certificates.
  • All tenant liaison.
  • Attention to emergency and routine repairs and maintenance.
  • Liaison with Strata Managers in relation to Body Corporate matters.
  • Implementation of rent reviews and other periodic notices in accordance with leases.
  • Processing and payment of property outgoings such as rates, taxes and maintenance.
  • Assessment of market rent for Market Rent Reviews:
  • Market rental advice based on our extensive commercial property database of the latest leasing transactions in the market.
  • Lease renegotiation at Exercise of Option or expiry of Lease term.
  • Briefing/instruction of Solicitors for preparation of lease renewals.
  • Monthly financial reporting to the owner.
  • Mid-month and end-of-month owner payments.
  • Provision of quarterly GST reports to assist in the preparation of BAS.
  • Provision of annual income and expenditure reports to assist in preparation of annual financial statements.
  • Re-letting: co-ordinate re-leasing of the premises where there is an impending vacancy including preparation of advertising mediums, tenant applications, lease preparation, condition reports etc.
