Property Management services include: 

Implementation of annual rent reviews in accordance with lease provisions

Market rental advice as required, based on our extensive commercial property database of the latest leasing transactions in the market

Accurate calculation and recovery of outgoings from tenants

Monthly payment of rent proceeds by EFT to owner’s bank account. One-off or mid-month payments can be arranged by request.

Periodic inspections of the property under management.

Immediate attention to repairs and maintenance issues observed upon inspection or reported to our office, including notification of owner, obtaining quotes if required and follow-up of tradesman to ensure work is completed in a workman-like and timely manner.

Annual follow-up of Certificate of Currency

Preparation of monthly Owner Statements summarising all property income and expenditure.

Preparation of annual Income and Expenditure Statements for accounting purposes, if required.    

Co-ordinate re-leasing of the property where there is an impending vacancy, including preparation of advertising mediums, tenant applications, lease preparation etc.

 

Two essential considerations for all commercial property owners are asset protection and maximisation of all legitimate tax deductions and depreciation allowances. Benchmark Commercial is in a unique position to provide two essential services in this regard.

1.    Annual insurance valuations prepared by a registered valuer.

2.    Tax Depreciation Schedules prepared by a qualified quantity surveyor.
